Own a share of European property that already pays rent.
From 500 EUR. Real buildings with real tenants — and the whole arithmetic, before you put anything in.
Capital at risk. Target income is an estimate from current tenancies, never a promise.

How your money moves
01
You invest
Choose a building and commit from 500 EUR. Your money is held in a client account, separate from ours.
02
The building collects rent
Tenants pay. The managing agent files what was charged, what was collected and what it cost to run.
03
Costs come out
Vacancy, running costs, the mortgage and money set aside for repairs — each one named, in that order.
04
The rest is paid to you
What is left is split by how much of the building you own, checked by a second person, and paid.
Most platforms show you a yield. We show you the rent roll.
Every cost, named
Not "fees and expenses". The managing agent, the insurance, the property tax, the interest on the loan. You see what each one took.
Collected, not forecast
The figures on a property page are what the building actually earned in a filed period. A projection is never shown as though it happened.
Targets stay targets
Nothing here is described as a return you will receive. If a tenant leaves, there is less to distribute, and the page says so.
Before you go further
You could lose money
Property values fall as well as rise. You may get back less than you put in, and this is not covered by a deposit guarantee scheme.
You cannot sell whenever you like
There is no market for these holdings. Plan to hold for the full term — transfers may not be possible.
The income is a target
If tenants leave or stop paying, there is less to distribute. A bad year can mean no distribution at all.
